A: There is no ruling saying one is better than the other. The question you really need to ask yourself is: what are you hoping to achieve from your property investments? Do you want to buy, renovate and sell? Or do you want to lease the property for the long term?
I recommend sitting down and thoroughly researching the market place for each of these property investment niches.
For instance, it is important to note that commercial property investments during the recession witnessed property prices drops of up to 30% more than your average residential property, which left many property investors looking to sell, experiencing even greater losses off their original investment. Similarly, rents for commercial properties are vastly different from residential and are paid per sq ft of the office space...
To help get yourself started, I first suggest attending a quality property course and speaking to property experts who have worked in each of these fields. They will be able to give you an insight into the market, and the strategies you will need to harness them.
