Q: How Can I Guarantee Rent From A Tenant On Benefits
I have got a potential tenant who is on benefits - how can I guarantee I will receive rent?
A: According to local housing schemes, landlords cannot be paid a tenants rent direct into their account unless their tenant is deemed 'vulnerable'.
To find out if your potential tenant falls into this category, contact your local credit union. They will be able to set up a special account for your tenant where their benefits can be paid into it. Once in this account, they can 'ring fence' your owed rents and pay it out to you.
Similarly, speaking to your local Citizens Advice Bureau can help...
Should you discover that they are part of a Local Housing Allowance you can pass on a 'Pay Benefits Direct To Landlord' form which will then give you permission to collect their rent from their Local Housing Allowance. This is particularly useful for preventing rental arrears from occurring.
