Q: Meeting Fire Safety Standards

I have just invested in a property and want to make sure it means fire safety standards - what should I do?

A:

I strongly recommend reading through the Fire Safety Regulations guide as this will give you a detailed outline on what you will need to do in regards to furniture and furnishings.

To give you a few pointers to begin with:

  1. It is important that your property has got several means of fire escape, especially on the first floor.

    Ideally the windows in bedroom should have a bottom or side opening that is large enough for your tenant to escape through. However to be on the safe side I would recommend making sure all your windows can do this.
  2. All of your fittings should be checked and tested by a qualified inspector before your tenant moves in to remove the risk of electrical fault and fires. Replace anything that looks faulty
  3. Most electrical and gas devices come with labels containing safety instructions. Leave these on.
