Q: Do I still need to carry on with the eviction process if my tenant leaves the property?

Do I still need to carry on with the eviction process if my tenant leaves the property during this period and gives me back their keys?

A:

Even if your tenant has given you back the keys to your property let (meaning you can take immediate possession of the property); if you have applied to the courts for an eviction, I recommend that you carry the eviction through to the end and update the courts on your situation.

It may sound like a lot of unnecessary work, but halting the proceedings part way through will be a lot more hassle.
